How to read Salford’s market
The latest advertised sale cohort has a median asking price of £220,000 in 2026M08. These are asking prices, and the properties advertised each month change. Use the repeat-sales index to examine price movement on a more consistent basis.
Monthly advertised rent has a median of £1,292. The displayed gross asking yield compares area-level rents and asking prices; it is not a prediction of the net return on an individual property. Vacancy, finance, maintenance and acquisition costs are not included.
The index is measured in points from its 1995-01 base, not pounds. Its most recent observed period is 2025-12. Modelled periods and forecast intervals appear separately on the chart. Investigate the property’s own comparables and constraints before relying on area-level evidence.
Sources, coverage & calculation basis
Monthly statistics from portal listings by area and bedroom band. listings_added_n is the NEVER-REDUCED cohort dated by 'Added on' and undercounts new listings by reduction_share, by construction; listings_reduced_n is dated by the last reduction. Asking distributions are of what came to market that month. Yields: gross_yield_asking is cell rent x 12 over the same cell's asking price; gross_yield_avm_median is per UPRN-matched listing against the unit's AVM value. asking_to_sold and days_to_completion are on listings the registry matched to a sale within 18 months (sold_matched_n) — a match-rate-limited subset, NOT a sell-through rate.
UPRN-matched, non-anomalous sales the cube attributes to the period — a sample size, not the registry's count. For volume use /market/volume-series.
