Know what is behind the number.

Observed evidence, modelled estimates and missing data have different meanings. We keep them visible.

Observed evidence

Registered transactions, advertised listings, auction results, ratings, planning and ownership records retain their own source and date. An advertised price is not a completed sale.

Model estimates

Valuations, price forecasts and residual values depend on a model and assumptions. Read confidence, intervals and model basis alongside the number. A model price gap is a research signal, not a guaranteed return.

Place and coverage

Boundaries are ONS local authorities for England and Wales. Different datasets have different geographic coverage and publication periods. A national fallback is not local evidence.

Unknown stays unknown

Missing evidence is labelled unavailable or unknown. A missing constraint flag does not mean clear. Suppressed small samples, unobserved attributes and missing geometry are not filled with invented values.

Residential markets

Repeat-sales indices measure change in index points from the stated base period, not pounds. The last settled period separates the observed series from forecasts. Forecast bands express model uncertainty, not a guarantee. The displayed model basis identifies national-parent or other pooled evidence.

Asking prices and rents describe properties advertised in the stated monthly cohort. They do not measure achieved prices or achieved rent. The reduction share records reductions within the available cohort. Counts of never-reduced new listings undercount all new listings; matched-sale samples are not total registry volumes or sell-through rates.

Valuations and investment scenarios

A residential model estimate can depend on inferred floor area, a building-level clone or limited comparable evidence. The report exposes that provenance where supplied. Model confidence is not a probability of a successful investment. Formal lending, acquisition and development decisions require the appropriate professional diligence.

The investment calculator uses your own price, rent, operating-cost and acquisition-cost assumptions. Gross yield is annual rent divided by purchase price. Operating yield subtracts operating costs and divides by total acquisition cost, before finance and income or corporation tax.

Commercial property

Rateable value is a rating assessment of annual rental value at the list’s antecedent date; it is not passing rent or the value of the freehold. Rated-stock records do not imply a property is offered for sale. An income-basis figure derived from rateable value and auction yield is an arithmetic estimate with an evidence basis, not a formal valuation.

Local commercial capital-index coverage varies. Commercial rental indices reflect valuation-list periods, not a monthly rent series. Unit-level residential floor-area estimates cannot support a commercial hereditament’s rate per square metre.

Land and planning

Land searches can return registered parcel geometry and ownership, built coverage and development signals. Model residual values require you to inspect the supplied scheme and cost assumptions. Parcel boundaries are not a legal survey.

The current search gateway does not enforce brownfield, green-belt, conservation-area or flood-zone exclusion filters. Those exclusions are not offered as working filters here. Investigate site-level designations and planning evidence separately. The minimum plot-area control filters the returned page only.

Full signed ownership, planning, constraints, utilities and property tile layers are not available through the shared credit gateway yet. The portal displays actual returned parcel geometry. Current listing and rated-stock endpoints omit coordinates, so those records remain available in the list.

Auction evidence

Current marketed auction listings and historical auction records are separate sources. Guides, hammer prices and achieved yields describe different populations and stages. Many auctioneers do not publish all outcomes; absence of a hammer price is not zero, and a historic sold lot is not an available opportunity.

Credits, saving and premium content

The gateway’s live price table controls each action’s cost. No paid query runs simply because a page opens. A new request, including another page of results, can use credits again. Search criteria can be saved to your account. Property shortlists are stored on your device, and saved searches do not schedule background alerts.

Premium preview placeholders contain no hidden paid evidence. Report results remain in the open page; the product does not promise a permanent report entitlement. You can export evidence you requested for your own research, subject to the data terms.
